We want to thank you for your interest in our properties.  As a family-owned business we take great pride in each rental we offer.  Our goal is to provide the best-maintained properties in Southern Illinois.  We realize choosing a new home and moving can be stressful.  We hope this will address some of your concerns and questions.

 

What is required to move in? 

We require an application which will include a credit, criminal, and rental background screening along with employment verification. There is a $25 fee for the background check.   

 

Who does the maintenance and repairs?

We have a dedicated maintenance man who is on-site daily.  For non-urgent repairs like loose towel bars or door knobs you can request maintenance through this website.  For urgent matters we can be reached directly by phone. We encourage you to let us know if something in your apartment needs attention, we feel that routine maintenance prevents the need for large repairs.

 

We provide exterior maintenance including lawn care, landscaping and exterior lighting.  We change the furnace and refrigerator filters and provide routine pest control.  In the rare event of snow, we do not provide snow removal but can provide the contacts of contractors for hire.  The cities will clear the streets according to their routes.

 

What will my electric bill be?

Obviously your bill will be dependent on your lifestyle and weather conditions, but our energy-efficient construction, heat-pump HVAC units and insulated garage doors will minimize bill surprises.  Here is what most tenants experience:

2 bedroom / 1 bath - $80 monthly average throughout the year

2 bedroom / 2 bath - $100 monthly average throughout the year

3 bedroom / 2 bath - $120 monthly average throughout the year

Woodland Crossing electric service is offered by Ameren of Illinois.

Goreville electric service is offered by Ameren of Illinois.

 

What TV providers are available? 

Carterville:  Mediacom, DishNetwork, Direct TV are all available

Goreville: Direct TV, DishNetwork

What internet providers are available?

Carterville:  Futiva and Mediacom

Goreville: Shawnee Communications fiber-optic

Water and trash service?

Cambria Water Depts. provide both water and trash service with your monthly bill. Expect to pay $60/mo.

Goreville Water Dept. offers water and sewer only.  Expect to pay $55/mo.  There are a variety of waste disposal companies to choose from in the area for an additional fee. Expect trash removal to be an additional $25/mo.

Will I hear my neighbors or will they hear me?

There is a double insulated firewall between each unit that minimizes sound conduction.  We don't tolerate "un-neighborly" behavior and have very rarely ever had a complaint to address.

What is your pet policy? 

We will accept a pet in certain properties (not all properties), with an additional $500 deposit and additional $50/mo rent.  The pet cannot exceed 30 lbs., be disruptive, destructive or threatening in any way.
